Suggested Maintenance for Subsurface Sewerage Disposal System
-
Recommended Pumping Frequency-(Based on a family of four)
-
500 gallon tank - pump every 2 years
-
1000 gallon single compartment tank - pump every 3 years
-
1000 gallon 2 compartment tank - pump every 2 years to 3 years
-
Any home with a garbage disposal needs to be pumped every year.
Garbage disposals are actually not recommended for homes with
septic systems, as they are designed for digested waste.

When you have your tank pumped, have the service technician check
the rear and front baffles. Older septic tanks can be
upgraded to improve the leaching of liquid waste (effluent) by replacing
the rear baffle with a gas deflection baffle or filtered baffle.

Install septic tank access covers (risers) to ground
level or within 12 inches of the ground to facilitate future
maintenance.

Keep a map with measurements of the location of your septic tank
near the outgoing pipe in your basement.

Positive steps to take in prolonging the life of a Septic System
and reducing water consumption.

Fix all faucet and toilet leaks
-
Use water saving fixtures on sinks, showers, and toilets

If install new toilet suggest a very good quality air assisted
model

Turn water off while brushing teeth, shaving, etc.

Wait until dishwasher is full before washing
-
Space out laundry washings; 1 load per day is better than 4 or 5
loads in one day as this puts a strain on the leach system. If
your are replacing your washer, upgrade to a front loading
machine, which only uses half the amount of water used in a
regular top-loading washer.

Use all cleaning products sparingly
-
Pump your tank promptly according to the suggested maintenance
schedule and keep a record.

Do not put toxic products (pesticides, disinfectants, medicines,
acids, bleaches, paint or paint thinner) down drains as they
kill good bacteria in the tank and contaminate ground water
-
Do not put cooking oils, shortening, bacon grease, chicken fat,
or any other oils or fats down your sink's drain. These
substances are slow to break down and will clog pores in the
soil, decreasing its leaching ability.

The ONLY paper product to flush down the toilet is toilet paper!
Do not flush even if the product is advertised as flushable.

Do not run over septic system with vehicles
-
Do not treat your system with any chemicals, enzymes, or
bacteria additives. These products may allow solids in the tank
to be re-suspended, which will accelerate clogging of drainage
lines and leaching fields.

What is Involved in a Septic Inspection?
Septic inspections usually are done when a home is for sale or the
bank requires one for refinancing.
Our certified inspector examines and records the following:

Type of receptacle & condition of the tank
-
The functional capacity of the tank
-
Baffle condition: Most tanks have a
front and rear baffle. When a home is sold, the state mandates
that both front and rear baffles are on.

If possible, the type of leaching: Leach field, Dry Well, etc.
-
Maintenance appearance: That the system has been properly
maintained with regular services.
The inspector will have you fill your bathtub with water and then
let it drain. He will watch the level in the tank to see how fast
the level goes down. This will help him determine if the leach is
operating properly.
Prior to getting an inspection, there should be a prospective buyer.
Lending institutions will not accept an inspection after a given
amount of time has passed. This amount of time is determined by each
individual lending institution. Therefore, having an inspection done
before you have a prospective buyer could be an unnecessary expense.
The tank must be pumped and inspected at the same time. It is
advisable to call the business who has been servicing the system on
a regular basis. This company will have a record of how the system
has been operating and how well it has been maintained.
